Questions
Can I use a homeowners policy on a rental?
Usually not once a tenant lives there. Most insurers require a dwelling (landlord) policy for a home you rent out. Check with your insurer.
Is DP-3 always better than DP-1?
For most rentals, yes. It covers more causes of loss and usually pays replacement cost. DP-1 can fit an older property or a tight budget.
Does a landlord policy cover my tenant's belongings?
No. Your policy covers your building and your own property. Tenants need their own renters insurance.
Does a DP policy include liability?
Not always. Some insurers include landlord liability, and many add it only as an extra part or a separate policy. Check your declarations page.
How long can a rental be vacant before insurance stops covering it?
Many policies start limiting cover after 60 consecutive days. Some use 30 days. Check the vacancy condition in your own policy.
What isn't covered when a rental is vacant?
Usually vandalism, theft and burglar damage, glass breakage, and water leaking from plumbing. Some policies also reduce every other claim.
Does renovating count as vacant?
Many policies don't count a home as vacant during real construction or repair, but cosmetic work and routine repairs usually don't qualify. Keep permits, invoices and dated photos.
Can I insure a vacant house?
Yes. Ask about a vacancy endorsement on your current policy, a vacant-dwelling policy, or a renovation policy if you're doing work.
Does landlord insurance pay if my tenant stops paying rent?
No. Loss of rent cover pays only when a covered loss, such as a fire, makes the rental unfit to live in. It doesn't cover non-payment or a tenant leaving.
How long does loss of rent coverage last?
Usually for the time reasonably needed to repair the damage, up to your limit. On many policies it can run past the policy's expiry date.
How much loss of rent coverage do I need?
A simple guide is your monthly rent multiplied by the months a major repair would take, often 9 to 12 months.
Is loss of rent the same as fair rental value?
Yes. Policies call it fair rental value, loss of rents or Coverage D. The idea is the same, but the limits and rules vary by policy.
What is the 80% coinsurance rule on a rental policy?
To get full replacement cost on a claim, many policies require your dwelling limit to be at least 80% of the cost to rebuild. Below that, claims are cut in proportion.
Should I insure my rental for its market value?
No. Insure it for what it would cost to rebuild. Market value includes land and can be higher or lower than rebuild cost.
Why was my roof claim paid at actual cash value?
Many policies pay roofs at actual cash value once the roof passes a certain age. The age varies by insurer and by state, so check your policy.
Does replacement cost cover code upgrades?
Usually not. Bringing a damaged building up to current code needs Ordinance or Law coverage, which is a separate add-on.
Does landlord insurance include liability?
Sometimes. Some dwelling policies include premises liability, and others need it added or bought separately. Check your declarations page.
Does my landlord policy cover my tenant's dog?
Not always. Many policies exclude or cap animal injuries, and the limit can apply to tenants' animals. Some breeds may be excluded.
Does landlord liability cover my tenant's injuries?
Liability can respond if you're legally responsible, but medical payments cover doesn't pay for tenants or anyone who lives there.
Do I need an umbrella policy as a landlord?
If your assets or equity are more than your liability limit, an umbrella adds protection above it. Keep the underlying policies in force at the required limits.
